If you plan to stay a long time, the useful question is not just the payment today. This calculator adds up the loan, property tax, insurance and upkeep year by year, and subtracts the equity you build.

Every setting here is yours to change, and none of it is a prediction. Net cost means the cash you put in minus the equity you hold at the end; it leaves out selling costs and income-tax effects.
